Called to order at 9:05 PM by Michael C.
Continued discussion about the Meeting House Project with Rebecca Arnold – A&S:
Project Redefined: Goal is a usable 1st floor Community Hall space for community events; and an
exterior completed to the extent of the new $1,000,000 budget.
Bid Docs update process started using the A&S South Hero Meeting House 8/30/24 4-page list.
The group painstakingly went down this list talking about each line item. All items relating to a finished
2nd floor will be removed. Work items that the Town Highway Dept will take over will be eliminated. A
few items will be revised to reflect the new budget.
• Rebecca A. agreed to a due date of July 30th for the Town of South Hero to receive the
revised Bid Docs. She will email to Michael C. and Michael will email to the group.
Reminder: new Bid Docs need to be run by Jenna L – PTVT.
Other Business
• Clearly define tasks for the Town Highway Dept. Tasked to Anne Z. & John Beaulac. Due: 5.22.25
if possible.
• Asbestos clean-up estimates: Sue A. has not heard back from the 3 places she contacted.
• Lead clean-up: Greta B.-Northwest Regional Planning Commission (NRPC) will discuss funding
the groundwater testing costs estimated by KAS to be ~ $12,400. The Town of South Hero has a
contract with NRPC that covers testing administration. Greta meets with her Board on May 19th.
• Both clean-ups need to happen BEFORE the project starts. Both clean-up projects are under the
authority of the Town and NOT being paid for by the Meeting House Project. Costs will be covered
by regular salary employee time and Town budget lines.
• Rebecca A. has not heard from Dubois & King about the revised Scope of work estimate for
electric contracting work. TASK: Rebecca will let Anne Z. know if she needs Anne to call on behalf
of the Town.
• Foyer floor: TASK: Michael C. test wood floor here for specie identification.
• 2nd floor means of egress: Anne Z. would like the fire escape to be salvaged and the Town or
other person will store it for re-use by Habitat or CIDER. This will be identified in the Bid Docs.
• Concrete: Town got an estimate from Ireland. TASK: Anne Z. to get this estimate to Michael C-
Build Committee. Michael already has 1 concrete estimate…it is good to have 2 estimates.
• Can the Project be a concrete foundation only (no granite facing)? TASK: Sandy G. will contact
Jenna L. and ask this question.

• Temporary repairs: Task: Anne Z. to see to temporary repairs of slate roof (Northwest corner),
missing siding over front door, soffit areas where birds are nesting. There are non-project funds of
up to $5,000 available for these repairs.
• TASK: Rebecca A. to clarify if Engineering Ventures & VTHT have been in communication
regarding structural work. Need to know by 5/22 meeting.
• TASK: Michael C. to get a revised estimate for moving the building 2x now that the project is
definitely Historic Preservation and will NOT be permanently moved north.
