2-Lot Subdivision Administrative Review for 71 Station Rd. – Ronald Gentile (22-82-SR071)
The warning was read, introductions made, and interested persons sworn in.
Ron Gentile proposes to subdivide a 2.36-acre lot into 2 lots. Lot 2a (as shown on the survey) is 1.02 acres and Lot 2b is 1.34 acres. The wastewater permit, originally for a 4BR home, has been amended for two 2BR homes with a shared system. Lot 2a has an existing access onto Station Rd. Proposed Lot 2a will need a South Hero Town Highway permit for an access onto Lakeview Rd. S. Corbin moved to wave showing contours on the survey; N. Hayward second. All in favor. S. Corbin moved to waive the requirement to show utility on the survey; L. Kilcoyne second. All in favor. The Board asked for 3 corrections to the survey – to show the North arrow in the correct direction; to add abutters across Station Rd.; and to correct the identification of the septic shield. S. Corbin moved to recess the hearing to July 13, 2022 at 7PM; L. Kilcoyne second. All in favor. Chair T. Maxham recessed the hearing at 7:30PM.
Setback waiver request for additional living space within the lake setback at 66 Wally’s Point Rd. – Jen and Jim Lavoie (22-73-WP066).
Board member L. Kilcoyne recused herself from this hearing.
The warning was read, introductions made, and interested persons sworn in.
Jenn and Jim Lavoie are proposing to add a second floor to a 2BR year-round home with frontage on Keeler Bay. The pre-existing, non-conforming home is 64 feet from the mean level of the lake. The added 2nd-floor space will be partially within the 75-ft. lake setback. The added space will include a master suite (bedroom and bath) with a balcony. An existing 1st floor bedroom will be moved upstairs, and downstairs space will be renovated into a den and new entrance. The current number of bedrooms will remain. A wraparound porch on the south and west sides of the house will be within conforming space. Full dormers on the second floor will ad 2’4” to the height of the structure. There is a field across the road from the home so the added height will not affect views of the lake. The proposal has already received Shoreland Protection approval. There was discussion about the proposed balcony extending further into the lake setback. The Applicants were reminded that setback measurements are from the eaves of the structure. The proposed deck will be 58 feet from the mean level of the lake. Chair T. Maxham closed the hearing at 8:11PM.

Review of Minutes
- Hayward moved to approve the minutes from June 8, 2022; L. Kilcoyne second. All in favor.
Administrator’s Report
- The next meeting will be July 13, 2022. There will only be the continued hearing from June 22nd.
- The ZA updated the Board on an ongoing zoning violation at 118 Featherbed Lane. A Notice of Violation was issued June 14 and appealed on June 22, 2022. The only available hearing dates before the 60-day deadline of the appeal are July 27 and August 10, 2022. Nothing has been scheduled yet.
