SOUTH HERO PLANNING COMMISSION MINUTES December 3, 2025

6:01PM – D. Roy opened the meeting.
Changes to the Agenda
There were no changes.
Public Comment
No public attended.
Old Business
a. 2nd draft review – measuring setback distances from structures: There was discussion about changing the graphic in Figure 2.2. Roy couldn’t find what we needed from other Towns’ regulations. Wil keep working on this. J. Falcao passed out a draft narrative and the Commission ultimately decided on copy that read: “A setback is the minimum horizontal distance between a property line, right-of-way, or mean lake level at the nearest point of the structure. This method of measurement will not be used for elements that have an above grade projection such as a bay window, or eaves/overhangs that extend more than 30: toward the property line.” Members will continue to review this at the next meeting.
b. South Hero Scoping Study – RT 2/Featherbed Lane/Apple Island area: No report.
Approve Meeting Minutes
D. Bedard moved to approve the minutes from November 19, 2025; D. Roy second. All in favor.
Administrator’s Report
- The December 17, 2025 PC meeting is canceled.
- DRB Chair Tim Maxham will be retiring at the end of this year after 53 ½ years as a member of the ZBA/DRB. He will also not be running this year for Town Moderator.
Next Meeting
The next meeting will be January 7, 2025 at 6PM at the Town Office.
