SOUTH HERO PLANNING COMMISSION MINUTES October 7, 2026
Members Present: Don Bedard (Chair); Joan Falcao (Vice-Chair); Michele Gammal; Marion Fritz.

6:00PM – D. Bedard called the meeting to order.
Changes to the Agenda
No changes.

Review Additional proposed edits/correction to the Development Regulations
D. Bedard submitted a new drawing for Figure 2.1 (Measuring Height) that shows a structure with numerous corner points, a footprint showing corner points, and the formula for finding the average height based on the elevations of each corner.
**M. Fritz moved to approve the updated Figure 2.1; M. Gammal second. All in favor.
D. Bedard is working on an updated drawing for measuring setbacks (Figure 2.2) and will have that for the next meeting.
M. Fritz directed that the agenda for the next meeting include planning and dates for the upcoming approval process for the updated Development Regulations.
Approve Meeting Minutes from Regular Meeting September 16, 2026
J. Falcao moved to accept the minutes of September 16, 2026; M. Fritz second. All in favor.
Administrator’s Report
The next meeting (Oct. 21, 2026) will be held at the Town Office at 6PM but may be held in another space than the boardroom. Town Clerk Naomi King has closed the use of the boardroom after October 12 to allow that room to be used as staging for the move to the new Town Office building. Since the PC is small and the public generally does not attend, the Commission can meet in the zoning office or another available space in the building for the Oct 21 meeting. This will be the last meeting of the year for the Planning Commission. The next meeting will be January 6, 2027 at 6PM in the Community Rood/Boardroom of the new Town Office.
Announcements –
- Meeting House – the driveway to the new Town Park is almost complete. There is news that CIDER may partner with the Town to use the Meeting House as a location for a Senior Center. More details will be forthcoming.
- Town Office – the estimated move-in date into the new office building is the week of November 19 (not confirmed). The Town Office will be closed that week to facilitate the move.
- Lavin Property Planning Committee – the next meeting of the committee will be Tuesday, Oct. 13, 2026. The Commission discussed proposed uses of the property and wastewater, including housing and the opportunity to apply for CHIP (Community Housing Infrastructure Program) funding to help develop the wastewater there. Fritz directed that the agenda for the next meeting include planning and dates for the upcoming approval process for the updated Development Regulations.
